An HOA Violation Notice is the formal written notice from a homeowners association (or its property management company) to a property owner or resident documenting a specific violation of the CC&Rs (Covenants, Conditions, and Restrictions), HOA rules and regulations, or applicable city ordinances. Most HOA governing documents and state HOA statutes require written notice with a specific cure period before the association can impose fines, place liens, or pursue legal action. A properly documented violation notice protects the HOA from due-process challenges and creates the paper trail necessary for enforcement.
