A Move-In / Move-Out Condition Checklist is the contemporaneous written record of the condition of a rental property at the commencement and conclusion of a tenancy — the single most important document in any security deposit dispute. Most state landlord-tenant laws require landlords to provide tenants with a written move-in condition report and to return itemized security deposit deductions within a specified period after move-out (commonly 14–30 days). Without a signed move-in checklist, landlords often cannot prove that damage existed before the tenant's occupancy, and tenants cannot prove the property was already damaged when they moved in. Fill out this free move-in / move-out condition checklist template online, e-sign it digitally, and download a legally valid PDF. no account or lawyer needed.
