This Pet Addendum ("Addendum") is attached to and forms a part of the lease dated ______________ between ______________ ("Landlord") and ______________ ("Tenant") for the property located at ______________ (the "Premises").
Notwithstanding any prohibition in the lease, Landlord grants Tenant limited permission to keep the following pet(s) at the Premises: ______________. No other animals are permitted.
Tenant shall pay a refundable pet deposit of $0.00 and additional monthly pet rent of $0.00. The pet deposit is refundable at the end of the tenancy, less any pet-related damages.
Tenant shall (a) keep the pet properly licensed and vaccinated, (b) prevent the pet from disturbing other residents or damaging the Premises, (c) leash the pet in common areas, and (d) promptly clean up after the pet.
Tenant assumes full responsibility and liability for any injury, damage, or nuisance caused by the pet, and shall indemnify Landlord from any resulting claims.
Landlord may revoke this permission upon written notice if the pet causes damage, disturbance, or a violation of this Addendum. Upon revocation, Tenant shall remove the pet within ten (10) days.
This Agreement shall be governed by and construed in accordance with the laws of the State of ______________, without regard to its conflict-of-laws principles.
