This Roofing Services Contract (the "Contract") is entered into as of ______________ by and between ______________, licensed contractor located at ______________ ("Contractor"), and ______________, located at ______________ ("Owner"), for work at: ______________.

Work shall begin on or about ______________ and shall be completed within approximately 3 working days of start, weather permitting. Contractor shall provide Owner with 48 hours' advance notice before commencement. Delays due to weather shall extend the completion date accordingly.
Contractor is responsible for obtaining all required building permits and scheduling required inspections. Permit costs are included in the Contract Price unless otherwise specified. Owner shall not be required to pay any additional permit fees.
If Contractor discovers damaged or rotted decking, structural damage, or other unforeseen conditions during the project that require additional work, Contractor shall stop work, document the conditions (with photos), and immediately notify Owner. Additional work shall proceed only with Owner's written approval. Rate for decking replacement: at Contractor's standard rate — to be quoted before proceeding.
Contractor shall remove all old roofing materials, debris, and waste from the Property upon completion. Contractor shall use magnetic rollers or equivalent to collect fallen nails from the yard and driveway. Contractor shall leave the Property in a clean and presentable condition.
Contractor warrants: (a) Workmanship warranty: ______________; (b) Manufacturer material warranty: as provided by manufacturer and registered in Owner's name upon completion. Contractor shall provide Owner with all manufacturer warranty registration documentation at project completion.
Contractor maintains commercial general liability insurance (minimum $1,000,000 per occurrence) and workers' compensation insurance as required by applicable law. Contractor shall provide Owner with current certificates of insurance before work begins. Owner shall not be liable for any injury to Contractor's employees or subcontractors.
This Agreement shall be governed by and construed in accordance with the laws of the State of ______________, without regard to its conflict-of-laws principles.
